Manahawkin, in Stafford Township, is where the mainland meets the Long Beach Island causeway, so we work here constantly: mainland homes, bayfront lagoon streets and the houses of people who also own or rent on the island. Our gallery includes a composite deck with a gazebo that we built in Manahawkin.

For trades we don't build ourselves, our Preferred Contractors network prices the same written scope.
Manahawkin homes: what to plan for
- Lagoon and bayfront neighborhoods. Beach Haven West and other waterfront areas of Stafford sit in FEMA flood zones. Flood elevation, bulkheads and the substantial-improvement rule matter on any project that adds square footage or costs more than half the home's value.
- Owners with an island house too. Many Manahawkin homeowners also own or rent on LBI. We can plan a mainland project and an island project under the same scope and schedule, including summer limits on island construction.
- Decks, siding and exteriors. Wind, salt air and sun wear exteriors quickly here. Composite decking, siding installed with proper flashing, and impact-rated windows last far longer than builder-grade materials.
- Mid-century ranches to newer subdivisions. Mainland Stafford has everything from 1960s ranches to newer developments. Older homes usually want an add-a-level or a rear addition; newer ones want kitchens, baths and finished space.
Permits and inspections in Manahawkin
Stafford Township's construction office issues building, electrical, plumbing and fire permits under the New Jersey Uniform Construction Code and schedules the inspections. Your written scope lists which permits your project needs and who pulls them. Contractors must hold a New Jersey Home Improvement Contractor registration; ours is #13VH11195900, and every contractor on our Preferred Contractors page shows theirs.
How it works
Every request is read by a real person. We start by helping you turn what you want into a clear, written scope — the work, the materials, the allowances, the permits and the warranty — so you know exactly what you're buying before anyone prices it.
From there, we either build the project ourselves or introduce you to licensed, insured New Jersey contractors from our network who price that same scope. You compare the proposals apples to apples, and you make the final decision. We never choose for you.
Manahawkin remodeling FAQs
Do you build on Long Beach Island from Manahawkin?
Yes. Manahawkin is our staging point for island projects. Island work needs flood-zone planning and, in summer, scheduling around each borough's construction-hour rules, so we plan both up front. See our Long Beach Island page.
Do I need a permit for a new deck in Stafford Township?
Generally yes. A new deck, or rebuilding the structure of an existing one, needs a building permit and inspections, and decks near the water have to meet flood and wind requirements. Replacing only the deck boards on a sound frame often does not. Your scope lists what applies.
Will Remodeling Network do the work itself or refer me to another contractor?
Both happen. Additions, add-a-levels, renovations and new construction are usually built by Remodeling Network directly. For other trades we introduce you to licensed, insured contractors from our network who price your written scope, and you choose. We never guarantee another contractor's work, and we tell you up front which arrangement applies.
